The development partnership is a new multifamily plan on a corner parking garage lot in Kansas City’s Library District.

An entity is managed by a builder Andrew Ganahl on August 18. acquired the site of Garasi Kang Iwan and the adjoining parcel where the former McWhirter Co. Printers building was demolished in 2018, southeast of the ninth street of Wyandotte.

The seller of it Rick Powellwhich has been returned sold several historic Downtown propertiesincluded New England building just to the north. For years, sales materials for the ninth and Wyandotte properties have shown conceptual renderings for a five-story apartment building or a 100-room hotel above the garage.

Now, Ganahl of AND Real estate LLC, and Jeff McMahon of JDM Real Estate Solutions LLC, envisions at least 60 new market-rate apartments on the 0.48-acre site. While in the concept stage, the project will likely involve a garage so the full square footage of the site, including the former McWhirter building footprint, can be redeveloped, Ganahl said.

The developer envisions five levels of residences — and maybe more, depending on feasibility — on top of 1,500 to 2,500 square feet of retail space. The units will consist of studios and one-bedroom units, and some two-bedroom residences.
